The Construction Manager is responsible for the co-ordination and management of allocated construction contracts/projects, to ensure the successful planning, execution, completion on time and within budget. In this role you will lead the co-ordination, management and reporting of key project documentation working closely with the Development Team, External Consultants and Contractors.

The role also encompasses the management of permitting and licensing processes, coordination of utility connections and building services, and the liaison with local authorities and regulatory bodies to secure all necessary approvals throughout the project lifecycle.

Key Role Responsibilities

This role will be site based in Bologna, Italia, with responsibility for the delivery of several student accommodation and hospitality buildings.

Responsibilities will include:

  • Works with the internal and external teams to ensure the development and coordination of cost and quality control procedures, prepare construction budget and building scheduling plans in accordance to approved scope of work and program.
  • Coordination and monitoring of external consultants and overseeing contractor’s work to ensure works are being carried out in accordance with the approved design and quality.
  • Monitors budget and project schedule performance to manage and regularly report on progress (e.g. minutes, progress reports, management reports, quality reports and monthly reports).
  • Project management and on-going communications within the internal teams and other key business leaders affiliated with the project to provide periodic updates on the progress against schedule and budgets, surfaces and resolves issues that may compromise the project delivery schedule or costs, and respond quickly and with urgency to questions, concerns, and requests for information.
  • Coordination and managing the review of designs, samples and benchmarks for approval by the Development Manager and/or External Consultants.
  • Co-ordinating changes to design and/or scope and assisting in seeking approvals from the Development Director.
  • Prepare costs budgets and schedules on conceptual plans for building improvements
  • Review construction drawings, identifies and resolves issues that may compromise the project quality, schedule or costs.
  • Ensuring compliance with health, safety, and all other regulations
  • Prepare consultant and construction contracts
  • Inspection of contractor work to confirm monthly draw applications and verification of invoices.
  • Monitoring of health and safety documentation and completion of safety inspections.
  • Development of completion and handover processes.
  • Coordination with Italian local authorities throughout all phases of the project.
  • Management and oversight of all permitting and licensing processes, including building permits, environmental clearances, and operational licenses required for student accommodation and hotel use.

About You

We’re looking for a driven project manager with a relevant degree in construction, engineering, architecture, or a related field, and a strong understanding of real estate development and construction processes. The ideal candidate will bring hands-on experience delivering residential, student accommodation, or hospitality projects, with expertise in procurement, contract management, and overseeing consultants and contractors.

You’ll be a confident communicator with strong organisational and numerical skills, capable of managing multiple projects, timelines, and budgets with minimal supervision. A proactive team player, you’ll be comfortable leading projects end-to-end while collaborating with wider teams. Fluency in English and Italian, and a solid understanding of Italian construction regulations and permitting processes are essential, with professional accreditation considered a plus.
